Development Agreement to Permit Shopping Centre in Whites Lake Approved

whites_lake_shopping_mapOn Monday, June 22, 2009, Western Region Community Council approved a development agreement to permit a shopping centre at 2810 Prospect Road.  This site is located in Whites Lake along the Prospect Road and opposite from Stoney Beach Road. The land is approximately 5.5 acres with 615’ of frontage. This area has low density residential uses and vacant lands surrounding it.   Western Region Community Council approved the construction of two buildings on the subject property. Building A which is the plaza is 22,000 sq.ft., this building will be subdivided into a series of small shops serving various retail businesses, personal service shops, and medical clinic uses, while Building B will house a drive-thru restaurant and is 3,000 sq.ft. The coverage of both buildings represents 10.6% of the site. They are maintaining a 25’ treed buffer zone and a landscaped plan is part of this project.

During a 2007 Public Information Meeting, some concern was raised by nearby residents regarding the impacts on the existing road network, and the handling of stormwater runoff. Since then a stormwater management plan for the site has been reviewed and accepted by the Nova Scotia Department of Transportation and Infrastructure Renewal, and a traffic impact study conducted by the same government body, showed no significant impacts on the performance of the Prospect Road.
